Primary School - Berkshire
 

​​At this site we were tasked with designing and constructing a new detached school building which would provide an expanded range of spaces and facilities, whilst complimenting the existing school layout. The facilities provided within the new building included a hall, commercial kitchen, three classrooms, storage, and supplementary conveniences. In addition to this hard landscaping was also undertaken in external areas to expand the car parking and playground facilities in accordance with Local Authority guidelines.

 

Our involvement with the project spanned right through from concept to completion, during which we provided the following services: feasibility study and budget planning, architectural design, planning and building regulations design/services, specification, tendering the contract, contract administration, project management, and CDM co-ordination.

​Throughout the project the school remained operational, careful planning was required to ensure supervision of contractual, vehicles

and pupils at all times.  

Infill Extension, Oxfordshire
 

The initial phase involved working with the developer of the site to assist with the conversion of a range of traditional farm buildings into new dwellings.  Following the initial conversion works Andrews Eades worked with the new owner to prepare detailed design drawings, and contract administration in respect to the infill of an external car port.

​Industrial - Redevelopment and modernisation works to  a recycling centre
 

​The existing site was redeveloped to enable further expansion of domestic recycling collections and to accommodate newer and larger vehicles. Due to the nature of the site and its proximity to a water course, close liaison with the Environment Agency was required to ensure that there was no contamination.

Over involvement spanned from production of tender documents, obtaining tenders through to the contract administration work. The contract administration works involved overseeing the works on behalf of the client, checking the quality of work and valuations from the roofing contractor.

Whilst the roofing works were being carried out a decorating contractor has been carrying out render repairs and decoration of the building.

Our involvement also helped to ensure that the centre remained fully operational whilst the works were being undertaken.

Loft Conversion and Refurbishment
Oxford

 

The primary brief on this project was to covert the loft to provide an extra bedroom with en suite. To achieve this a large dormer window was required as the existing head height within the roof void was inadequate. Some associated internal alteration works were also required to the first floor from the new staircase. The property was also generally overhauled inside and out to give it a more contemporary style, including installing a modern kitchen and bathroom, as well as creating a new drive way to offer off road parking.

Rear Extension and Refurbishment

 

The brief on this project was to provide an extension to the rear incorporating a modern kitchen and dining room, along with the provision of a first floor ensuite.  In addition the remainder of the property was refurbished and remodelled to provide a contemporary, light and functional space.  We were also able to include a covered balcony, complete with modern glass balustrade, to the rear of the master bedroom for our client to make the most of the rear garden aspect.

Barn Conversion

 

The conversion of a range of barns designed and constructed by the developer.  Our brief for this project was to provide detailed design drawings following the planning approval phase, in order to obtain Building Regulations consent for the works, along with providing more detailed construction drawings for use by the client.
